Here are three iconic clothing retailers shuttering Washington locations this spring.
1. Eddie Bauer (All Locations)
In a particularly poignant closure for the Evergreen State, the Seattle-founded Eddie Bauer is officially exiting the brick-and-mortar market. After over a century in business, the entity operating the brand's 175 North American stores failed to secure a bidder during bankruptcy proceedings. While the brand will continue to thrive through digital sales and wholesale partnerships, the physical stores that started in a small shop on Seneca Street in 1920 are winding down.
Washington is losing all 11 of its physical locations, including staples at:
- University Village (Seattle)
- Westfield Southcenter (Tukwila)
- Alderwood (Lynnwood)
- Tacoma Mall
Liquidation sales are currently in their final stages, with most locations expected to be completely dark by late May 2026.
2. Francesca's (All Remaining Locations)
The boutique staple Francesca's is reaching the end of the road for its storefronts. Following a second bankruptcy filing and the sudden loss of investor funding earlier this year, the chain is liquidating all 457 of its boutiques nationwide. The brand, known for its curated, free-spirited aesthetic, has struggled to maintain its mall-based model against rising digital competition.
Washington shoppers are saying goodbye to these neighborhood boutiques in several major hubs, including:
- Bellevue Square
- Northgate Station (Seattle)
- Spokane Valley Mall
- Columbia Center (Kennewick)
"Going Out of Business" signs have been a fixture throughout the spring, and most Washington boutiques are expected to be fully vacated by mid-May 2026.
3. Express (Spokane & Vancouver)
Express, the fashion giant that once dominated professional and social wardrobes, is in the midst of a rapid footprint reduction following its Chapter 11 bankruptcy filing. The retailer is closing nearly 100 underperforming stores nationwide to focus on a smaller, more agile boutique model known as "Express Edit."
In Washington, the restructuring has targeted key regional sites. Liquidation sales are reaching their final days at:
- Northtown Mall (Spokane)
- Vancouver Mall (Vancouver)
Most of these locations are expected to finalize their operations and vacate their spaces by early to mid-May 2026, leaving loyal shoppers to look toward the brand's remaining flagship sites or online storefront.
The Future of Washington Retail
The departure of these clothing icons leaves significant square footage vacant across Washington's premier shopping destinations. However, the State real estate developers are already looking ahead. Many of these former apparel spaces are being scouted for "experiential" replacements, ranging from luxury fitness centers to tech-focused community hubs, reflecting a broader trend where Washington malls are transforming into multi-use lifestyle destinations.
